Swift Conveyancing: 6.5 Weeks Faster

When it comes to property transactions, time is undeniably one of the most critical factors for buyers and sellers alike. At Dezrezlegal, we understand the importance of a swift and efficient conveyancing process, and that's why we take immense pride in our average transaction taking a whopping 6.5 weeks less than the national average (H1 2023). Our sale and purchase transactions took an average 15.5 weeks from sale to completion in the first half of 2023, compared to a national average completion time of 22 weeks, as reported by Rightmove in September 2022. 


A genuine reading of our time to completion, we don't use some common tricks to bring the time scale down: 
  • We don’t include remortgages in our dataset – which go through far quicker than sale and purchase transactions. 
  • We do not exclude more complex transactions such as leasehold/New Build that usually take longer than freehold properties. 

    How we do it

    1. A Contract Ready service
    We offer a Contract Ready service that actively encourages sellers to instruct us at the same time as their estate agent. Getting all the Property Information and ID verification documentation together ready for the contract to be issued on the same day an offer is accepted can knock several weeks off a transaction.     2. We have dedicated departments

    Our Service Support team ensure all the initial documentation is up to scratch and provides support to get it returned quickly. They also issue the contract as soon as possible rather than transferring the file to another department and potentially bedding in a delay. Post Exchange, our PEX team manage the transaction through to completion to ensure clients receive all the support they require at this delicate stage. We also have a Post-Completion team to manage the transaction's final stages with HM Land Registry. This setup ensures that our conveyancers are exclusively working on live files and can concentrate on moving a transaction from A to B as efficiently as possible. 

    3. We operate a single conveyancer structure

    The additional support our conveyancers receive at each end of the transaction means that we can operate without the need for conveyancing assistants. This structure ensures that one person has dealt with all active aspects of a file and has first-hand knowledge of what’s going on. It also ensures that our clients have continuity of contact when it matters most.

    4. We invest in technology

    Our innovative case management platform allows estate agents and clients access key information, limiting incoming communication. Freeing up time to get the job done. We extend this principle to our service providers, whether that be searches, Land Registry information, or ID verification.

    5. We monitor core data closely

    We monitor core data closely on a weekly and monthly basis providing performance information to our team, who are actively involved in continually investigating how we can improve. We firmly believe that teamwork makes the dream work!
