Registering Property & Land
In England and Wales, 15% of property is unregistered. These properties have not changed hands since compulsory registration in 1998.
To register property and/or land, the Title will need to be traced back. Often three or four generations of ownership will need to be investigated, and old conveyances, missing documents and poor quality plans reviewed to produce on Epitome of Title evidencing a good root of Title for the unregistered property and providing a schedule of the relevant documents.
Registered properties are more attractive to buyers since the legal process is completed more quickly. Registration can also avoid anyone else claiming ownership of your land, clear up boundary issues, and help you protect your asset through the H. M. Land Registry Property Alert Scheme.
